DELIVERABLES GUIDE
Below is a list of our most common deliverables, and what you might expect from each offering.
The Initial Consult is our first paid engagement together after our complimentary Discovery Call.
This meeting is to better understand the space, get to know the day-to-day aspects of the home and client, set priorities for anticipated project phases, and gather goals for scope of work development. Budget discussions may or may not be included in this meeting.
This is a separate meeting to return to client’s home to take detailed measurements and photos of the space(s) outlined in the Scope of Work. This time is also used to detail any additional notes needed to move forward with the Design Discovery phase of the project.
This time is used to develop and organize the client project file, set up all project management systems, review and categorize inspiration images, identify recurring design themes, colors, materials, and architectural details, establish the overall design direction, document client preferences and priorities, organize reference materials for future sourcing and presentations, and prepare the project foundation used throughout the design process.
A comprehensive evaluation of an existing room to identify what is preventing it from feeling complete. This process establishes a prioritized design roadmap, which may include furnishings, layout adjustments, architectural enhancements, lighting, artwork, styling, color, window treatments, accessories, or other recommendations based on the room’s individual needs.
This phase focuses on evaluating the home as a whole before individual room design begins. During this stage, the designer reviews existing conditions, evaluates the relationship between spaces, assesses existing furnishings, and identifies overall design opportunities across the project. This strategic overview helps establish the overall design direction and ensures that individual room concepts feel cohesive across the home before moving into detailed Concept Development for each space.
This phase focuses on establishing the overall design direction for the space. The designer studies existing conditions and explores layout ideas, architectural enhancements, and preliminary color and material palettes to shape the design concept that will guide future selections and decisions.
Supporting materials such as mood boards, inspiration imagery, conceptual palettes, preliminary layouts, and architectural suggestions may be developed during this phase to help visualize and refine the evolving design concept.
Create comprehensive floor plan concepts that reimagine the home’s overall layout to better support the way you live. This service focuses on architectural planning rather than furniture placement, exploring options for room layouts, wall modifications, additions or removals, door and window relocations, kitchen and bathroom reconfigurations, built-in opportunities, and improved circulation throughout the home. Floor Planning provides the strategic foundation for remodeling and renovation projects before detailed design development begins.
Supporting materials such as mood boards, inspiration imagery, conceptual palettes, preliminary layouts, and architectural suggestions may be developed during this phase to help visualize and refine the evolving design concept.
Create a conceptual layout that establishes the overall structure of the room before design selections begin. This streamlined planning service identifies the placement, orientation, and approximate scale of major elements—such as sofas, televisions, beds, dining tables, and other primary furnishings—to ensure the space functions well and feels balanced. Wireframing provides the essential framework for design decisions without the detailed precision of a full Space Planning package, making it an efficient solution for projects with simpler layout requirements.
Supporting materials such as mood boards, inspiration imagery, conceptual palettes, preliminary layouts, and architectural suggestions may be developed during this phase to help visualize and refine the evolving design concept.
This phase is used to develop a professionally-designed, to-scale layout that establishes the framework for the entire room.
Every furniture piece is thoughtfully positioned based on circulation, sight lines, scale, proportion, functionality, and how the space will be used day-to-day. This ensures future furniture selections are appropriately sized and work cohesively together before purchasing begins, helping avoid costly mistakes.
When appropriate, the approved floor plan is translated into photorealistic 3D renderings that illustrate furniture placement, built-ins, architectural modifications, and the overall vision, allowing you to confidently visualize the finished space before construction or purchasing begins.
A curated visual guide developed at the beginning of the project to establish the overall aesthetic, mood, and design direction for each space before detailed design work begins. These boards serve as a foundational reference throughout the project, helping ensure the designer and client are aligned before moving into space planning, material selections, and furnishings.
This deliverable is intended to evaluate the room’s layout, function, and existing lighting conditions and develop a cohesive lighting plan. This deliverable includes recommendations for fixture types, decorative lighting, recessed lighting placement, accent lighting, and bulb specifications to create a balanced, functional, and visually appealing lighting scheme. Fixture style recommendations are selected to complement the overall design direction while ensuring the space is appropriately illuminated for everyday use.
Develop a cohesive *preliminary* plan for wall finishes throughout the project, including initial thoughts regarding placement and selections for paint, wallpaper, millwork, wood paneling, specialty finishes, and other decorative wall treatments where appropriate. This deliverable establishes the intended character and application of wall finishes for each space, providing a preliminary framework before final product selections and specifications are completed.
Develop detailed elevation drawings for custom built-ins, including cabinetry, wardrobes, media units, wet bars, and other architectural elements. These drawings illustrate the overall design intent, proportions, and layout to ensure alignment between the design vision and the construction process.
Curated selection of furnishings, lighting, textiles and decorative elements aligned with the approved design direction.
This phase includes sample evaluation, measurement and scale verification, and price comparison across vendors to ensure each piece fits both the space and budget. All selections are thoughtfully coordinated for quality, function, and aesthetic cohesion.
As a general guideline, significant furnishings and key design elements often require approximately one hour (or more) per item for sourcing, dimensional review, sample evaluation, and vendor coordination. Actual time may increase depending on the number of selections, customization, vendor coordination, or client-requested revisions.
Selections are structured so the client may purchase items independently using the provided specification list.
Selection and coordination of finish materials including paint, flooring, tile, stone, hardware, and textiles to align with the approved design concept. This phase includes reviewing samples, confirming compatibility and scale, and ensuring all materials work cohesively throughout the space.
As a general guideline, significant furnishings and key design elements require a minimum of one hour per item for sourcing, dimensional review, sample evaluation, and price comparison. Actual time may increase based on customization, availability, project complexity, or client-requested re-selections.
** STRUCTURED SO CONTRACTOR -OR- CLIENT CAN PURCHASE ON OWN TIME **
Develop recommendations for decorative wall treatments that enhance the character and overall design of the space. This may include paint colors, wallpaper, wood paneling, trim details, molding, wainscoting, shiplap, limewash, decorative finishes, or other architectural enhancements. Selections are curated to complement the overall design vision while adding depth, texture, and visual interest to the room.
Curate decorative accessories and finishing pieces that add personality, warmth, and visual interest to the space. Recommendations may include artwork, mirrors, decorative objects, tabletop décor, shelving accessories, greenery, textiles, and other finishing touches that complete the overall design. Develop a detailed guide illustrating the placement and application of all specified finish materials throughout the space. This deliverable identifies where materials such as flooring, tile, stone, wall treatments, paint, and other finishes are to be installed, ensuring consistency and providing clear direction for both the client and contractor during construction.
Develop a detailed hardware layout identifying the location, style, size, and orientation of all cabinet hardware throughout the project. This guide ensures consistency across the space while providing clear installation direction for contractors, cabinet makers, and installers.
This phase includes scheduled client meetings, design presentations, and ongoing project communication to review concepts, selections, and next steps. Time allocated to this phase also accounts for preparation of presentation materials, organization of selections, meeting facilitation, and follow-up documentation or coordination after each discussion. These steps ensure decisions remain clear and the project continues progressing smoothly.
Shared, organized Google Spreadsheet containing all final furnishings and material selections, including image previews, direct purchase links, dimensions, finishes, and specifications. This allows clients to review and place orders at their convenience while maintaining clarity and design consistency.
An on-site consultation to evaluate paint colors and/or other material samples within the home, considering natural and artificial lighting, existing finishes, and the overall design direction of the project. Material samples will be reviewed in the space to refine selections and ensure the final colors are cohesive, balanced, and appropriate for each area.
A comprehensive written and visual guide developed to communicate design direction, specifications, and critical installation details to contractors. This manual supports clarity in execution and helps ensure the finished space aligns with the approved design.
HOURLY ONLY — This phase includes on-site coordination and final styling to ensure all furnishings, artwork, accessories, and design elements are properly placed and cohesively installed. The final install brings the full vision together—refining layout, layering finishing details, and ensuring the completed space feels polished, functional, and professionally executed.
Coordinate and execute the final styling of the space through the placement of furnishings, artwork, accessories, decorative objects, and finishing details. This service includes making real-time adjustments to layout and styling to ensure the home feels balanced, intentional, and complete.
